Spitalfields Works is located between Commercial Street and Toynbee Street in the London Borough of Tower Hamlets, linking the two at the northern end.

In 2018 the site comprised of a row of disused and dilapidated shop units. Curo Construction subsequently carried out the demolition and new build of 23 residential apartments along will shell and core commercial areas. This 3534m2 GIA project is approximately 75m long and takes up the whole of one side of Toynbee Street.

Due to the close proximity to a number of neighbouring buildings the project had 55 party wall awards to discharge that were carefully programmed with the construction activities. Key features of the project include the provision of a new site wide basement with extensive temporary works, an SFS frame from level one transfer slab to complete the four storey structure, and a façade designed to match the local Spitalfields architecture. Toynbee Street has four types of brickwork and intricate stonework detailing whilst on the Commercial Street the terracotta tiled façade is an ‘art deco’ inspired design.

The provision of the new UKPN substation within the development was one of the key early design coordination elements to ensure that the required space and builders work were coordinated with the RC structure; in particular the trenching with the capping beam and slab. Our design team worked closely with UKPN to ensure that the structural opening for the entrance doors were incorporated with the brickwork setting out. All of this as well as the sign off of the substation by UKPN and delivery of the transformers was completed as least 12 months ahead of the ‘power on’ date allowing time for the envelope to be fully constructed.
