The project scope comprises of the isolation of services and strip out to the ground floor, 2nd, 3rd, 4th, 5th and half of 6th floor (approximately 50’000 sq ft in total). We are carefully removing the raised access floors, which are to be re-used, ensuring the scheme reduces waste where possible.
In addition the works also comprise of the strip out of the existing internal finishes, non-load bearing partitions, wall linings, elements of the MEP equipment, secondary glazing and asbestos to half of the ground floor and second floor to sixth floor office.
The location of the project is challenging due to many variables including a busy Central London location and close proximity to residential and commercial properties. The building remains live during the course of the project which can be challenging however we have ensured that we will complete our works with minimal disruption to the building users and the adjacent residents, by utilising low noise measure and working out of hours where possible. Our programme and methodology has been sequenced so our work zones are separated at all times. This has meant the programming of sequencing of trades is key to maintaining the momentum on site to meet its fast paced 8 weeks strip out period with only a 1 week mobilisation period.
Our project team have also establish communication with building users, the FM team, neighbours and the local authorities to ensure all are aware of planned works.
